PRE-DEVELOPMENT PHASE



Time Frame:  3-4 months

  • Pre-Development Services include:
  • Site selection and coordination of acquisition
  • Market analysis – supply and demand, pricing projections
  • Highest-and-best use analysis
  • Engage and supervise masterplanner to develop concept masterplan/conceptional design
  • Develop preliminary project budget, cash flow analysis and feasibility analysis
  • Develop preliminary project schedule
  • Propose investment structure for fund-raising/financing
  • Reporting to owners and stakeholders


Deliverables:

Preliminary Development Plan
Feasibility Study


DEVELOPMENT PHASE




Time Frame:  approximately 6 – 12 months
  • Investment Management Services include:
  • Sourcing of debt and equity sources for project financing
  • Preparing financing and investment memorandums (with legal counsel) and negotiating terms with lenders and investors
  • Development Management Services include:
  • Select, engage, contract and supervise master planner, architects, engineers and other consultants for the project 
  • Update project budget, cash flow analysis and feasibility analysis
  • Develop and implement branding and marketing plan
  • Develop and implement sales (if applicable)
  • Negotiate all necessary approvals to commence construction
  • Reporting to owners and stakeholders

CONSTRUCTION PHASE



Time Frame:  for the project, depending on program and phasing
for individual buildings, between 18 - 36 months

  • Development Management Services include:
  • Prepare bid packages
  • Select, negotiate and engage contractors and sub-contractors
  • Maintain detailed project budget and schedule
  • Monitor and supervise construction progress, including any infrastructure or sub-developers
  • Close-out inspections
  • Commissioning Plan
  • Reporting to owners and stakeholders


Deliverable:
Completed Project


OPERATIONS PHASE


Time Frame: tbd if applicable

  • Coordinating all leasing and sales activities with the project team
  • Manage the day-to-day operations of the completed project, including maintenance, cleaning, etc.
  • Monitor and supervise third-party contracts
  • Prepare Annual Business Plan and Budget for operations, leasing and capital expenditures
  • All costs, including those associated with Hines dedicated on-site staff, will be payable out of project revenues.
  • Reporting to owners and stakeholders
